- Seasoning of down payment optional (maximum 70% LTV).
- Impounding of property taxes/insurance optional (maximum 70% LTV).
- Gift funds allowed (maximum 70% LTV).
- $100,000 minimum loan amount.
- $2,000,000 maximum loan amount.
- Purchase, rate and term, or cash out refinance.
- Investment only. No owner-occupancy or second homes.
- Residential SFR, PUDs, condos, townhouses & 2-4 units.
- Commercial 5+ unit multifamily, mixed use, office & retail.
- No DSCR calculated on any residential 1-4 unit collateral.
- 1.25 DSCR on 5+ unit multifamily, mixed use, office & retail.
- Provide leases only on residential collateral.
- Provide rent roll and leases on commercial collateral.
