  • Up to 75% loan-to-value.
  • Seasoning of down payment optional (maximum 70% LTV).
  • Impounding of property taxes/insurance optional (maximum 70% LTV).
  • Gift funds allowed (maximum 70% LTV).
  • $100,000 minimum loan amount.
  • $2,000,000 maximum loan amount.
  • Purchase, rate and term, or cash out refinance.
  • Investment only. No owner-occupancy or second homes.
  • Residential SFR, PUDs, condos, townhouses & 2-4 units.
  • Commercial 5+ unit multifamily, mixed use, office & retail.
  • No DSCR calculated on any residential 1-4 unit collateral.
  • 1.25 DSCR on 5+ unit multifamily, mixed use, office & retail.
  • Provide leases only on residential collateral.
  • Provide rent roll and leases on commercial collateral.
